Hi!  

At some point in the past you have purchased a property through me in Bulgaria, or looked to do so. If you did go ahead and buy a house and do not have time to visit regularly I wondered whether you would be interested in having your property tidied and checked over the summer. I am offering a plot clearance and house tidying service in the Stara Zagora and Chirpan area (other regions considered). For 70 Euros a day (usually a day or two is required) two of us will go in and strim your plot, chop back trees (can log wood for you if required), tidy up vines and generally make the plot look neat and tidy (and no longer a fire risk in the summer). We will also give the property a sweep out and burn any rubbish and make the place look tidier.

This has many benefits - it makes the house look like it is visited regularly and so helps with security issues and also if you are considering selling your property it makes a vast difference to the first impression given to any prospective buyer or for photos and videos of the place for marketing.

With regard to the property market in Bulgaria, it is expected prices will start to climb again slowly (not the 30% a year increases we saw a few years back) in the latter half of 2010 and through into 2011.   So what does this mean - well if you are looking to buy, it means now is the time to do it as prices are still very low (down to 2004 levels in some areas) and you can buy now and benefit from these bargain prices and subsequent price increases over the next few years. Great news for investors!   But for sellers, it means that now is the time to get your house ready for sale.

Summer has always been the best time to sell a property in Bulgaria. Visitors combine a holiday with a viewing trip, the weather is fab, the gardens and countryside look lovely and a great time is had by all and the buyer is enticed into purchasing a property in Bulgaria. BUT you do need to make sure your house stands out when there are so many on the market - tidy up the garden so its not a jungle (and it will be after a rather wet and warm spring so far), cut back the trees and vines, sweep out the house, get rid of the rubbish, maybe even give the window frames and walls a quick coat of paint......  In my time selling properties in Bulgaria, the impressions that stick in a buyer's mind are the lovely garden, the fact that access to the house was easy and not through a nettle bed, that inside the house was clean and tidy and they could therefore see the potential. It makes all the difference and WILL make the difference to whether you sell or not.
