A large plot ideal for a small supermarket and car park in residential area in Kazanlak town. Easy access from main road into Kazanlak from Stara Zagora (Sofia-Burgas road) and amongst residential housing blocks.

Kazanlak is a good sized town but lacks any large supermarket. Certain large supermarket chains have shown some interest in the plot but have yet to put in any firm offers.

It is 3km from Stara Zagora city centre and has 100 metres face on the Stara Zagora ring road (and also close to the main road to Radnevo) which by passes the city and comes from Plovidv/Haskovo (new motorway junction) and goes round to Nova Zagora/Burgas and Kazanlak directions.

A large plot of prime development land right next door to new shopping centre/cinema complex and DIY store in Stara Zagora. Situated just off the ring road leading out to Nova Zagora, this area is undergoing massive development and now has a large Metro Cash & Carry, Technopolis, Mr Bricolage and a massive, new shopping and entertainment complex.

The plot has 3 buildings on it and would make an idea place for a new office block complex, supermarket or warehouse or industrial building.

Completed Office Block and Shopping Complex in Centre of Yambol

This brand new office block is right in the centre of Yambol on the main pedestrian zone. It was designed by an Austrian company and is nearing completion now, with a finishing date of around March 2008. It has 9 floors plus a supermarket in the basement and parking for 170 cars. The top two floors have less floor space but larger offices and garden terraces. There is also a restaurant area and cafe area and an office set aside for a bank on the ground floor.

The office block has been built with all the latest technologies including air conditioning, heating systems, security, elevators and escalators etc.

It is the only office block like this in the Yambol and Sliven area and is for sale as a whole. Rental for the offices will be between 8 and 35 Euros/sqm depending on the floor the office is on. Each office is around 20 sqm in floor space with the exception of the few larger offices.

Or offices could be sold as individual units for around 800E/sqm.

The developer's market research suggests a return of around 9% on your investment for this property but realistically a return of around 7 to 8% is more likely.

Yambol has around 90,000 people and is the main town for the area.

Commission is usually 500 Euros or 3% of purchase price, which ever is higher, and is payable both by the seller and the buyer. To make this easier, the commission owed by the seller is usually included in the selling price. If the property states commission is included this means it includes the amount payable by both buyer and seller, otherwise 500 Euros commission of 3% of the purchase price, whichever is higher, is payable by the BUYER on top of the property purchase price at the time the preliminary contract is signed and deposit paid.
