Private Sales

In the past I listed one or two properties for sale for friends as a favour, however as business is expanding and as I now have the overheads of my own office to run, I have decided to try and extend this part of the business and start charging a small fee for advertising and promoting private sales. I do not simply list your property for sale and forget about it as many other websites and agents do, I place it for sale on my website, as well as on my forum and let all my current newsletter and forum subscribers know about your property (around 400 people) and also post listings on various other sites, including ExpatFocus under the Bulgarian Forum (this is paid advertising that would normally cost you 36 Euros). I match clients with suitable properties so will always keep your property in mind if someone is looking for something like what you are offering.

For 120 BGN or 60 Euros or £50 I can offer the following:

1. Your property detailed on this website under the appropriate region and also listed below.
2. Your property detailed on my forum under the appropriate region/category
3. Your property detailed on the blog as a feature article and pinged to all blog broadcast places as well as the latest headlines being visible on my website and forum.
4. Details of your property sent by e-newsletter to all my mailing list (around 400+ people)
5. Your property listed for sale on 3 or 4 other websites for which I have an agency account. This includes ExpatFocus which is a 36 Euro value.

You can include more or less as many photos as you like and video footage if you have it for showing on this website but the other property sites I will submit your property to, usually allow between 3 and 5 photos.

I will deal with enquiries on your behalf and should I negotiate a sale, it is usual in Bulgaria for the Seller to pay 3% of the sale price as commission and also for the Buyer to pay 3% commission on top of the purchase price (or 500 Euros each which ever is higher). For simplicity, I will include both these fees in the listed price.

10 Euros or 20 levs from each listing will be donated to the Tierschutz Mission - a dog rescue in Burgas.

Payment can be made by moneybookers (preferred method for overseas payments (i.e. from UK) and cheapest in terms of fees) at http://www.moneybookers.com to rachel@thetravelbug.org. You can simply open an account and fund your moneybookers account by bank transfer or debit card and then send money directly to me using my email address.

Small Cottage on Edge of Bistrentsi Village, Rousse area

Sweet cottage on the edge of the village of Bistrentsi, close to Byala and not far from the northern Bulgarian city of Rousse.

The cottage is in attractive, rolling countryside with only one near neighbour.  There are 2 rooms on the first floor and a small room which would be ideal for a bathroom.  There is the possibility of building living accommodation and a kitchen in the 2 room basement.  Both water and electricity are connected to the property.  There is a large plot of land (1480 metres square) and there are already productive grape vines and strawberries in the garden in front of the house.

This cottage, with renovations, will make an ideal summer holiday retreat from the stress and hurry of western European life.

The price reflects the fact that there is renovation to be carried out.

Shell For Sale in Popular Village 30 Mins from Varna

This project was begun by an English lady in the summer of 2006. She purchased the plot of land, which is 1,100 sqm and gained all relevant planning permissions to build a good size bungalow of 155sqm.

It is at the edge of the village and occupies a corner plot. The village is very popular with British and several British families live there. It is only 30 minutes from Varna and the airport and 20 minutes from the beach.

Work started to build the house in June 2006 and it was done to shell stage with internal and external walls and the roof is 80% tiled.

For anyone looking for a project to finish for a lovely holiday home, close to the sea and Varna city, then this is a good value property.

I can help you source good quality builders to finish the job and have a colleague who can over see and project manage the whole thing for you.

Semi Detached Brand New House near Balchik

The house is 130 sqm, and sits on a shared plot of approx 700 sqm's with house below.

Each house has it's own access and parking for one car, with iron gates and fencing surrounding the plot.

Inside, the two houses are a mirror image. They are an upside down design, with access from the front door into a hallway with bedrooms off. Two double bedrooms, both ensuite wet rooms, with bedroom one having access to a terrace and great views towards the Black Sea.

Downstairs is the living area. Large open plan living/dining room with split level area into a small kitchen area, family/guest bathroom and a good sized storage room. A door leads out to the terrace and gardens, and the views toward the sea are excellent still from downstairs.

The houses are of brick and concrete construction, and windows are double glazed. Both properties are fitted with burglar alarms, installed by COT Security. There is no form of heating as yet, but both properties have chimney's and are ready for Kamina's to be installed. The flooring throughout is tiled.

The garden does need attention, as it is badly overgrown, due to the developer putting white stone on top of a thin polythene membrane.

The position is excellent.  There are nearby restaurants within a five minute walk, and Albena is only a 15-20 minute walk. Balchik is less than 10 minutes by car.

Price: 96,000 Euros (including commission)

[Next door house also for sale at same price and is mirror image]
