Smallholding Type Property with 2000sqm plot (For Sale - 5,800 Euros or nearest offers)
Fantastic little house in a rural village only 30 minutes into city. On the edge of the village, opposite bus stop and close to village shop. There is a small plot of around 150 sqm in front of the house with vines and fruit trees (apple, fig, cherry), two small animal pens with small holding area to the left of the house and then behind the house there is a lean to barn (partly collapsed) and a few small outbuildings and then a field of around 2000sqm. The actual house is in pretty good condition with a large hall of around 7 sqm with fitted wooden cupboards, and then a large room on the left (3.5m x 4m) and on the right another room (3.5m x 3.5m) and a kitchen (2m x 3.5m). The house could easily be turned into a lovely one bedroomed house. The roof is in good condition except for replacement flashing around the two chimneys which has caused some leakage, especially in the large room. The main areas of work are replacing the wooden floor in one room as it is rotten in places, installing an internal bathroom and septic tank, checking and possibly replacing wiring and there are some cracks in the plasterwork in one room. But the house is dry, has secondary glazing in one room, although a couple of the glass panes are cracked and would be a lovely small house for someone wanting to live a quiet, self sufficient life.
I originally decided to buy this house as one to do up and probably sell on down the line, possibly turn it into a nice one bedroomed house with a decent garden and probably separate off the plot at the back for a building plot. February 2008: Visited property just to check all OK. The barn roof had collapsed but the house seemed in a decent condition, except for rotten floor in one room. June 2009: Property visited and still in good condition. No further deterioration although garden very overgrown. July 2009: Plot has been completely cleared and tidied up and the house has been cleaned inside. September 2009: Went to try and pay municipality tax for properties in Stara Zagora region only to be told there was 200 levs outstanding for the 4 properties, even though last year total was only around 50 levs for all 4. After several visits to office, was eventually informed that majority of this was because useless agent that I had originally bought off had wrongly registered this small bungalow, stating the land was worth around 7000 levs and that there was no dwelling, only agricultural buildings. Bizarrely, for last few years there has been no rubbish collection tax in this village but in 2009 a new regulation brought this into force and it was made retrospective. So if the property had been registered as a house my rubbish collection tax would have been 4 or 5 levs, but because it is down as an agricultural holding (and thus chickens and cows in Bulgaria must produce a lot of rubbish for collection) the bill is huge. Nothing I could do but pay it because being Bulgaria to change the description on the declaration takes months and involves having to get architects and all sorts involved and costing hundreds, if not thousands. Will be no trouble for new owner as they can just register properly as a house and not a chicken shed! October 2009: Checked on house. One window broken so taped up with plastic. But good news - road to village is being completely redone. This will make the journey to the property much quicker and smoother and certainly increase value of properties in these villages. However I have now decided to sell this house as it is a little too far away from where I live, being on the south side of Stara Zagora. I am looking for around 5,800 Euros for the house with the plot behind it also (around 2000sqm). I also have another property for sale in the next door village (about 5km away) and am open to doing a deal for both properties.
