Cheap Bulgarian Properties for Sale in the Stara Zagora region
- my property
Red Brick 2
Bedroom House
(For Sale - 7,000 Euros)
This is a lovely 2 bedroomed house situated in a quiet
village 19km off the main road from Stara Zagora through to Chirpan and
around 45 minutes from the motorway. It is perched on a small hill with
good views over surrounding fields yet only a 2 minute walk from train
station. The train station is a main junction and so you can pretty
much get the train to anywhere in Bulgaria from here. There is a
regular bus service to Stara Zagora also. It is about a 30 minute drive
from the city, although the road is rather bumpy in places and 20
minutes on the train.
View from bottom of road
looking up from station to house at top.
Downstairs,
which is accessed through an old glass
'conservatory' with an indoor sink, there are two rooms, one with
exposed stone walls and an old open fire place and concrete floor, the
second is smaller but with plastered walls.
The second
floor is accessed by external stone stairs and there are two decent
sized rooms and a smaller room accessed through one bedroom.
Behind the
house there is a large plot of 1,900 sqm and to the side a small area
with vines and a few fruit trees. There is a lean to shed/garage to
side of house.
The views approaching the village.
On a clear day you can see two mountain ranges in the distance - the
Sredna Gora and behind the larger Balkan mountains and the village is
surrounded by fields of sunflowers in the summer.
I first viewed this property
in October 2005 and my friend bought a house on the other side of this
village (sale pending). However, again it was the opposite side of the
city to my other properties and so ummed and ahhed about it for
ages.
There was a fair amount of
interest in the property but it was still for sale in March 2006 and so
after spending a week viewing various other properties I decided to
offer the seller the initial asking price. However, he was then
approached by another agent (apparently) who said he could get him much
more for it and so he asked me for more money. I was not about to get
into the situation where the price kept going up and up so we settled
on a figure in the middle and that I would allow the seller to remain
in the property for a couple of months after completion.
June 2006: Purchase
now complete. Glad I bought this now as becoming a more popular village
with motorway junction nearby and train station.
January 2007: Currently
trying to sort out electric account as old owner left fairly large bill
and I have applied to electric company (EVN) for this to be wiped
clean. The manager of the head office here in Stara Zagora has not even
bothered to answer my application. I am considering writing to the head
office in Austria to make an official complaint.
I do not intend to do
anything with this property for now and will look to sell it in the
next few years, depending on the market.
February 2008: Visited
this property for first time in a long while. Glad to say all seemed ok
apart from door to conservatory was open and does not shut properly but
managed to prop it shut. Partly a good job it was unlocked and open as
I have no keys for the property as was not given any when agent
completed on this house. Guess old guy just left with keys and leaving
big electric bill! Could only see upstairs through windows but looked
dry and in good condition. Overall house in good condition and not
deteriorated at all really in year and half since it has been empty.
May 2008: Visited
house again. Conservatory door again wide open. Downstairs needs some
serious cleaning and renovating at basement level and a little damp.
Floor in one room rather rotten in places and with door being open,
swallows have colonised one room! Managed to get into upstairs through
window as will need to force door open. Upstairs dry and in good
condition, apart from spiders webs! Although old guy seems to have just
ripped light sockets from ceiling so will need re-wiring.
June 2009: Visited and house in good condition given has been empty
a while. Needs renovation of course but good, dry property in the main.
Lovely neighbours.
July 2009: Visited
house again and gave it a good clean. Neighbour came and gave me keys
for the property (not sure if he just been given these or had had them
for last few years!) so was able to unlock all doors.
October 2009: Visited
house to check on it again. Covered broken panes of glass in
conservatory with plastic and secured all other windows. But good news
- road to village is being completely redone. This will make the
journey to the property much quicker and smoother and certainly
increase value of properties in these villages.
