The Services Offered..... I can offer a large range of services to ensure the whole process of viewing property and purchasing property is smooth and enjoyable. I can help you arrange accommodation near the airport if you do not wish to travel on further on the day of your arrival, airport pick ups, car hire, driver to any destination in Bulgaria, viewings and accommodation around the Stara Zagora and Chirpan area, inland from Burgas, Topolovgrad area & Veliko Turnovo area. Viewings If you wish to view property in the Stara Zagora area and other regions mentioned above, then prior to your visit I will try and get a good idea of what you are looking for and make a list of properties matching your requirements. A viewing trip should then be arranged for at least 3 or 4 days, including a working day to allow set up of your company. I would not advice to consider purchasing property in Bulgaria unless you have been over and visited the country and actually seen the houses on offer. You will be asked to cover petrol costs of viewing at a rate of 0.40 BGN per kilometre. Please note viewing trips can involve driving a fair distance, sometimes 200 to 300km so petrol costs can be up to 120 BGN for a days viewing if looking at several properties in different villages and different areas. We usually aim to start viewings at around 9.00am to 10.00am and often do not finish until around 6pm. But will of course stop for breaks as and when you want for coffee, beer, ice cream, lunch etc and often finish a day with a trip to a good restaurant. 'All In One Service' I have decided to start offering an 'all in one' viewing trip and property purchasing package. A few other companies do this and while I appreciate many clients want to be flexible, make all their own arrangements etc, there are others who would prefer to pay a one set fee and know everything is sorted for them from airport transfers to accommodation, Bulgarian company formation, property sourcing, viewings, paperwork check for selected property and preliminary contract and through to completion of purchase. I prefer to only have one client here at once so they get my full, undivided attention. Preparing Estimates & Quotes I am more than happy to give you a rough idea of what renovations will cost based purely on experience and what you tell me, but to prepare a proper quote takes time. I need to visit your property with the builders (and possibly arrange for an architect as well) and then prepare a careful breakdown of work. I got a little tired of arranging to visit a property (sometimes two or threes times), driving there and so incurring the cost of fuel (which is getting more and more expensive), spending a good few hours carefully going round the property to assess what needs doing and taking into account the client's wishes, having the builder carefully draw plans and a break down of costs and then translating this and sending the client the quote, plans and photos, only to never here from them again or to be told they cannot afford this. Often the builders and I then have to re-visit the property to see what work can be reduced, look at alternative options to overcome problems and so on and then re-quote. This all takes a lot of time and effort.
I now charge a fee of 75 Euros or 150 BGN. After receiving the first
initial quote, most people opt not to do all the work or change their
minds about certain aspects and so once I have your feedback I will make
these changes and send you a revised quote. General Advice If you would just like to discuss buying property in Bulgaria in general please also feel free to contact me. I have had a fair amount of experience including attempting to buy (and pulling out of the purchase) of an off-plan ski apartment and have bought 12 rural properties to do up for myself in this region. Two houses have been completely renovated, a third is nearly finished and I have had a new house built from scratch. I have also completed renovations for several clients. I have visited a number of areas in Bulgaria and would be more than happy to help you in any way I can. If you decide to buy a property through me, the actual commission varies a little depending on the property and the agent it is for sale through, if any, but it is usually 3% of the purchase price or a minimum of 500 euros (please see houses & prices page) or is already included in the stated price. However, I am more than happy to talk things through with you, offer what advice I can and any help or support you need. I would rather prevent people being ripped off and lied to like I was. And buying abroad can be a daunting idea. Many want to dip their feet in the market but are unsure of where to start or where to go for advice. I hope to be able to help allay your fears and offer you an enjoyable viewing and buying experience. I also receive a fair few enquiries from single people or people who can only travel alone. Please do not worry about coming out to Bulgaria on your own. You will be well looked after and not left to fend for yourself.
