Properties For Sale in Yagoda/Magleesh Region

Now I am probably very biased about this area as this is where I live but I think it is absolutely lovely. You have the majestic Balkan mountains on one side of the valley and the wooded Sredna Gora hills on the other, giving stunning views. The infrastructure is good with there being a new bypass into Stara Zagora and the main road from Sofia to Burgas running along the base of the Balkans.

Yagoda is a large mineral spa village with a holiday complex and new spa hotel being built. There are a number of shops and small cafes and an outdoor pool as well as indoor mineral spa baths and massage treatments (if in a rather run down old building but at 5 levs for a massage you really cannot complain!)

Magleesh is the municipality town for the this area and where say local taxes are paid and planning permissions sought. It is a lovely town with some nice cafes and a monastery. Tracks lead off into the mountains and there is meant to be good climbing in the area.

There is a large reservoir just east of this region and the small ski area about a 30 minute drive up the mountain.

Old 2 Room House in Pretty Village

This 2 room house is situated in a pretty village about 32 km away from Stara Zagora and around 11 km from the municipality town of Nikolaevo.

Currently the house has a built up area of 80sqm comprising two rooms and a basement. However, the house is in poor condition and the best option would be to knock down and start again, building on the foot print. The plot is 1000sqm and very close to the river. There are fantastic views to the mountains and would be a lovely spot for building a nice holiday home.

This is an excellent villa in a good, large village just off the main Sofia to Burgas road and only 15 minutes from Kazanlak and 25 minutes from Stara Zagora. It has a large garden in front of it and wonderful views to both the Balkans and the Sredna Gora mountains. There are a number of small sheds and outbuildings, a huge garage and a nice terrace.

This is a good property, large and in good condition. It has a large conservatory style entrance, a massive central hall and then a further 3 large bedrooms and a large living room/dining room with separate, decent sized kitchen area with sink and hot and cold water at one end.

From the central hall you access the bathroom through a smaller room (possibly suitable for utility type area). The ceilings are a little low in the bathroom but is in decent condition, all tiled with bath and shower, sink and toilet. With a new electric boiler (currently old wood heated one) and some tiles on the floor would be fine.

There are internal concrete steps to a large loft, which some work would make an ideal master bedroom and has large balcony overlooking garden and Sredna Gora mountains to the south.

This huge villa is not too far from the centre of the village where I live. It is set in around 700 sqm of land and there are currently a number of old green houses on the plot and an old barn and outbuildings.

The actual villa itself is on two floors. The ground floor has an entrance room, a large hall and 3 rooms off this. One room is a massive kitchen/dining area. Internal stairs lead to the second floor and there is a small and very basic bathroom under the stairs. There is a septic tank/cess pit.

Upstairs is a massive hall and then 3 further rooms, one with access to a large covered terrace.

There is an old central heating system with radiators run off a wood burner in the small basement, however this would likely need modernising.

Lovely, 2 Bedroom House, completely renovated, lived in by English

This is probably the best house I currently have for sale, given the condition, the amazing garden, all additional features and utilities and the very reasonable price.

It belongs to very good friends (English) who moved out here to this property around 6 years ago and have done an awful lot of work on it. And the garden is fantastic.

It is situated in the village of Nikalievo, a 5 minute drive from Gurkovo (and Hemblass pass over to Veliko Turnovo) and about 40 minutes from Stara Zagora and Sliven and around 25 minutes from Kazanlak. It is a large village with all amenities. The centre has a couple of small super markets as well as other shops such as small DIY shops and clothes shops. There is a health centre with 2 local doctors plus a weekly specialist from Stara Zagora, a dental clinic and a chemist. There is a post office, bank, small gym, coffee bars, small summer restaurants (2 very good ones we regularly visit) and a bus station, train station, petrol station, church and theatre.

The village is just off the main road to Sliven and the Black sea coast and Kazanlak and through to Stara zagora. It is close to the Sredna Gora mountains where there are many walks, a small hostel, a wide variety of flora and fauna and the Balkans are just over the road on the other side so perfectly placed for those enjoying nature and walking. There is a river running by the village and lakes nearby with good fishing (Carp, Bream, Roach, Rudd, Perch, Pike, Chub, Barbel, Crucian Carp.....).

The house was previously the country residence of a highly honoured and famous Bulgarian historian and chancellor of the Sofia University. His monument stands in the centre of the village.

The house itself is a 5 minute walk from the centre but down a quiet (tarmac) street. You enter the house through a gate into the completely landscaped and lawned garden. There are then 2 entrances to the house. One is through the main wooden door into the hall and the other is into the large conservatory room.

This building plot is in the village of Seltse, 13 km from the local admin center of Maglizh and around a 30 minute drive from the main Sofia-Burgas road, 26 km from Kazanlak and 215 km from Sofia with its international airport.

It is a very pretty area and a number of houses in the village have already been renovated in the traditional style and turned into small guest houses. A track from the village leads high up into the mountain and passes a number of mountain hostels before reaching the peak, where there are magnificent views across the valley to the north.

The plot would be ideal for building traditional houses for resale as holiday homes to those looking for peace and quiet and who like to get away from it all.

Two other plots are also for sale in the area with regulation plan ready to be built. The first is 20 000 sq m and second is 44 000 sq m in the same area - these are opportunities for bigger investment projects.

Price: 30 E/sqm so 186,000 Euros for 6,200 sqm plot (plus commission)

Commission is usually 500 Euros or 3% of purchase price, which ever is higher, and is payable both by the seller and the buyer. To make this easier, the commission owed by the seller is usually included in the selling price. If the property states commission is included this means it includes the amount payable by both buyer and seller, otherwise 500 Euros commission of 3% of the purchase price, whichever is higher, is payable by the BUYER on top of the property purchase price at the time the preliminary contract is signed and deposit paid.
